Lower Gwynedd was settled by Welsh Quakers in 1698, and the Gwynedd Friends Meeting still meets on Sumneytown Pike. Today the township takes in the villages of Spring House, Gwynedd, Gwynedd Valley and Penllyn.
Most of Lower Gwynedd was built after 1960: the median home dates to 1979 and only 22% predate 1960. Estate homes and 1970s–80s subdivisions sit alongside townhome communities, which make up about 17% of the housing.
Lower Gwynedd Township’s roof and window permit guidance says no permit is required when less than 20% of the roof is re-roofed or repaired, so a full replacement needs one, and structural work such as replacing rafters needs a building permit. We file it before work starts.
Hail up to 1.25 inches fell in Blue Bell on July 21, 2021, and an EF-0 tornado touched down in Montgomeryville, just north of the township, on November 30, 2020. Hail and wind damage often can’t be seen from the ground, so we document every inspection with a drone.
Half of the homes in Lower Gwynedd were built in 1979 or earlier, and 22% predate 1960. Thunderstorm wind damage was reported within 5 miles on 52 days since 2005, and hail on 21. The strongest measured gust nearby was 66 mph near Fort Washington in June 2020. Live Lower Gwynedd forecast, radar & alerts →
